Bay Ridge Real Estate Market: August 2026
In August 2026, the Bay Ridge market recorded 57 new listings, 37 homes entering contract, and 30 closed sales across co-ops, condos, single family, and multi family homes, with roughly 176 properties active. All three measures eased from July's 2026 highs, and active inventory fell from about 205 homes to 176.
Co-ops stayed busy: 35 new listings, the most of any month this year, with 20 contracts and 12 closings at a median of $372,500. Single family contracts slipped from 12 to 8 while active inventory fell from 25 homes to 21. Multi family inventory dropped from 76 to 55, with 11 new listings, 6 contracts, and 9 closings led by a $1,980,000 two family sale. Condos picked up after a quiet July: 3 new listings, 3 contracts, and 2 closings. The month's highest sale was a $3,200,000 detached single family home.
Co-op
Most new listings of any 2026 month, 35, with 20 contracts and 12 closings at a median of $372,500.
Condo
Three contracts after none in July; two closings, at $947,000 and $950,000.
Multi Family
Inventory fell from 76 to 55. Nine closings, the highest a $1,980,000 two family.

Through eight months, Bay Ridge has averaged about 56 new listings and 30 closed sales a month. Homes entering contract climbed from 23 in January to 43 in July, the highest month of 2026, then eased to 37 in August. The co-op median has ranged from $290,000 to $466,250 depending on each month's mix of studios, one bedrooms, and two bedrooms; August's 12 co-op sales had a median of $372,500.

August 2026 brought more inventory and more demand than August 2025: new listings rose from 35 to 57 and contracts from 31 to 37, and closings edged up from 28 to 30. Measured across the year to date, 2026 is ahead of 2025 on every count: 449 new listings versus 356, 270 contracts versus 238, and 241 closed sales versus 225, and the median closed price is higher in all four property types.

Prices for lower volume categories (condo, multi family, single family) use a trailing three month window so a single sale does not distort the picture.
