Every home on this page is for sale or has already sold. Shore Road runs along the Narrows for the length of Bay Ridge, and almost everything on the water side of it is an apartment building. Nine of them have guides on this site, 1,146 homes in total, from a 16 home condo built in 2002 to a 254 home co-op with a doorman around the clock. They are not one market. Over the last three years homes on this street have closed anywhere from $190,000 to $1,425,000, and the address on the door moves that number more than anything inside the apartment does.

The spread
One street, two markets
The co-ops and the condos on Shore Road do not trade in the same range, and the gap is not small.
Across the seven co-op buildings, the median closing over the last three years was $397,500, or about $486 a square foot. At 9511 Shore Road, the median was $871,424, about $831 a square foot. Same water, same views, roughly double the price.
Some of that is the building. 9511 Shore Road has a part time doorman, a garage, a fitness center and a package room. Most of it is the ownership structure. A condo is real property you own outright, financeable and sublettable on ordinary terms, with no board approving your buyer. A co-op is shares in a corporation, with a board that interviews, a maintenance charge that covers the building’s taxes, and in most of these buildings a two year wait before you can sublet. Buyers pay for that difference, and owners who price against the street instead of against their own building tend to price wrong.
One caveat worth stating plainly: every condo closing in that record is 9511 Shore Road. 6911 Shore Road has no closings recorded since June 2023, so there is no second condo data set to compare against.

Between June 2023 and August 2026, 116 homes closed at the nine Shore Road buildings covered on this site, from $190,000 to $1,425,000, with a median of $464,750. Co-ops accounted for 98 of those closings, with a median of $397,500 and about $486 a square foot. The 18 condo closings, all at 9511 Shore Road, had a median of $871,424 and about $831 a square foot.
Which Shore Road buildings are condos and which are co-ops?
Two are condos: 9511 Shore Road, a 144 home building from 1957, and 6911 Shore Road, a 16 home building from 2002. The other seven are co-ops: 7401 Shore Road (Waverly), 8701 Shore Road, 9201 Shore Road (The Len), 9255 Shore Road (The Oliver), 9281 Shore Road, 9323 Shore Road (The Veridian) and 9995 Shore Road (The Watersview).
Does any building on Shore Road have a doorman?
One has a doorman around the clock: 9201 Shore Road, The Len, which also has a live in superintendent and porter staff. 9511 Shore Road has a part time doorman. The rest are elevator buildings with a live in superintendent and no doorman, except The Watersview, which is a walk up group with a secure intercom lobby.
Can you park at a Shore Road building?
It varies by building and most parking is by waitlist. The Len has indoor garage parking by waitlist for an additional fee. 9511 Shore Road has a garage, deeded with some homes and otherwise by waitlist. The Veridian, The Oliver and Waverly all have parking by waitlist. 6911 Shore Road has outdoor parking that residents can rent from the building. 8701 Shore Road, 9281 Shore Road and The Watersview have no building parking. Are pets allowed in Shore Road buildings?
Most of these buildings allow pets with restrictions. 9201 Shore Road has a no pets policy, with assistance animals accommodated under fair housing law. The Oliver permits cats and not dogs. The Veridian permits cats and small dogs. 6911 Shore Road, 9511 Shore Road, 8701 Shore Road and The Watersview permit cats and dogs with size or breed limits. Waverly and 9281 Shore Road permit pets with some size and breed restrictions. Confirm the current policy with the managing agent.
Can you sublet a co-op on Shore Road?
In most of them, after two years of ownership: Waverly, 8701 Shore Road, The Len, 9281 Shore Road and The Veridian all permit subletting on that basis. The Watersview permits it with no waiting period. The Oliver does not permit it at all, as an owner occupant building. Both condos, 6911 Shore Road and 9511 Shore Road, permit it on ordinary condominium terms. Confirm current rules with the managing agent.
What does maintenance cover in a Shore Road co-op?
In five of the seven co-ops, maintenance covers heat, hot water and the building’s real estate taxes. The Veridian covers gas as well. The Len covers the same plus its full service staffing and amenities. The Watersview is an all electric building where maintenance covers the real estate taxes and the shareholder is billed for heat and hot water. At the two condos, common charges cover heat and hot water and property taxes are paid separately.
