In June 2026, the Bay Ridge market recorded 55 new listings, 41 homes entering contract, and 34 closed sales across co-ops, condos, single-family, and multi-family homes, with roughly 195 properties active. Contracts hit their 2026 high and closings jumped ten from May, the market's strongest month since March.

Demand broadened in June: multi-family led all categories with nine closings, condos had their busiest month of the year with five, and single-family inventory grew from 23 to 30 homes on market. Co-ops remained the volume leader with 25 new listings, the most of any category.

Through the first half of 2026, Bay Ridge averaged about 55 new listings and 30 closed sales a month. Buyer demand built steadily all year: homes entering contract climbed from 23 in January to 41 in June, the year's high, without a single down month. The co-op median has ranged from $290,000 to $466,250 depending on each month's mix of studios, one bedrooms, and two bedrooms.

The first half of 2026 is running ahead of 2025 on every measure — 328 new listings (up 19%), 190 contracts (up 7%), and 177 closed sales (up 16%) — with closings up in all four property types.

It compiles Bay Ridge sales activity from the Brooklyn MLS and RLS, cross checked against Soldano Realty transaction records. Current month figures reflect June 2026. Prices for lower volume categories (condo, multi-family, single-family) use a trailing three month window so a single sale does not distort the picture.
