Sell Your Home in Bay Ridge
Priced off the closed sales in your building and on your block. Not a neighborhood average.
We are the neighborhood's own brokerage, on 3rd Avenue. Co-ops, condos, houses, two to four families, and mixed use.
· Our agents have represented sellers 101 times.
Bay Ridge does not sell the way an internet estimate thinks it does.
Value here turns on things an average cannot see: which line your co-op is on and what its maintenance and flip tax are, whether your house sits on a block that appraises high, what a two family earns and whether a unit is vacant at closing. We sell here constantly, so we price on the specifics, not the ZIP code.

Houses and small apartment buildings are more than half of what we sell by dollar volume. We do not treat Bay Ridge as a co-op only market, because it is not one.
Our agents have represented sellers 101 times
Most of it right here, in the buildings and on the blocks you already know.
Career totals for the agents of Soldano Realty, including transactions completed while at a prior brokerage, before Soldano Realty was founded. Every sale is verified against closing records; the full record, itemized by brokerage, is on our Track Record page.
The Bay Ridge Advantage
We have probably already sold in your building
We price your co-op off what actually closed in your building, the same line adjusted for floor and condition, not a neighborhood average. That is the number that holds up at the board and the appraisal, and we can show you the sales it came from.
It is why we built a public guide to each building we know best, with sales history, policies, and current availability. Find yours:

By Property Type
Four homes, four different sales
Co-op
The buyer has to pass a board, so the strongest offer is not always the best offer. Maintenance and the flip tax move your net. We price on your line and prepare the board package so the deal does not die at the interview.
Condo
Sells faster: a right of first refusal instead of board approval. Common charges, tax abatement, and financing flexibility move the number. A recent sale in your own building beats any neighborhood comp.
House
Sells on the block, and two houses a few streets apart are not comparables. No board, but title, violations, the certificate of occupancy, and an inspection that can reopen the deal. We clear the paperwork before it becomes a problem.
Two to four family
Valued on what it earns as much as what sold next door. The rent roll, the leases, and vacancy at closing all move the price. The largest sale category in the neighborhood, and what we sell most by dollar volume.
The person you meet is the person who does the work
A boutique brokerage. You get Daniel on your listing, in the building, at the showings, and at the closing table, not a name on a sign and a junior you never met.
The office is on 3rd Avenue, a few blocks from most of the buildings we sell in. If you want to talk about your apartment or your house, you can call him directly at 718-333-5233.

Selling from out of state, or after a death in the family
We handle these all the time.
An adult child handling a parent's apartment, or an executor settling an estate: we coordinate access, showings, cleanout, and preparation when the family is elsewhere, and we work alongside your attorney and the executor. No rush from our side. If the right answer is to wait, that is the advice you will get.
Selling in Bay Ridge, answered
What is my Bay Ridge home actually worth?
It depends on the specifics an internet estimate cannot see: for a co-op, the line, the floor, the maintenance, and the flip tax; for a house, the block and its condition; for a two to four family, the income. We pull the closed sales that genuinely compare and give you a range you can defend, with the sales behind it. Start with an instant estimate on our home value page, then let us give you the real number.
What is a flip tax and will I have to pay one?
Many Bay Ridge co-ops charge a flip tax, a fee paid to the building when an apartment sells. It is set by your building, not by law, and varies widely: a flat amount, a percentage, or a per share figure. It comes out of your proceeds, so we tell you what your building charges before you list, as part of a written estimate of what you will actually net.
How long does a co-op sale take here?
Time on the market depends on price and the building. Once you have an accepted offer, a co-op with financing commonly runs about 60 to 90 days to closing, because the board package and interview sit in the middle. Condos and houses generally move faster, with no board step. We prepare the board package with you so it does not stall.
I own a two family with tenants. Can I still sell?
Yes, and it is common here. The leases transfer with the building, which affects both the price and who buys it: an investor may prefer it tenanted, an owner occupant usually needs a unit vacant. Access for showings has to be handled lawfully, and we do that directly with the tenants so you are not in the middle of it.
What does it cost to sell a home in Bay Ridge?
Commissions are not set by law and are fully negotiable. Beyond the brokerage fee, sellers generally encounter attorney fees, New York City and State transfer taxes, and, for a co-op, a flip tax and move out fees set by the building. We give you a written estimate of your net proceeds before you list, so there are no surprises at closing.
Do you only sell co-ops?
No. Our agents sell houses, two to four families, mixed use buildings, co-ops, and condos, and houses and small apartment buildings are more than half of what we sell by dollar volume. Bay Ridge is not only apartments, and we do not price or market it as if it were.
