We price from the block, not from a formula. Two houses on the same street can sit hundreds of thousands of dollars apart on lot width, a legal curb cut, whether the basement is finished legally, or whether an extension was ever permitted. Your comp set is the block, the house type, the lot, and the condition, and we show you every closing we used to get to the number.

We find the problems before the buyer’s inspector does. Buried oil tanks. A roof at the end of its life. A certificate of occupancy that does not match how the house is actually lived in, which on a two family can end a deal in week three of contract. Open permits and violations that surface in title when it is too late to negotiate. We raise all of it on the first walkthrough, while there is still time to fix it or price it.

We know what a tenant does to your sale. Delivered vacant, occupied, or partly occupied changes your buyer pool, their financing, and your price. Leases, estoppels, and what a buyer can actually do with the unit after closing are questions we have answered on real deals, not in theory.

Types

The houses of Bay Ridge


Bay Ridge houses fall into a few distinct types, and they trade very differently.

Detached single family. The top of the market. Freestanding homes on Colonial Road, Narrows Avenue, Shore Road, and the side streets between them, many with driveways, garages, and real yards. Brick center hall colonials, Tudors, and a handful of Victorians. These are the $1.5M to $3M+ sales, and the best of them rarely reach the portals before they trade.

Semi detached. One shared wall, usually a private driveway or shared drive with a garage in back. Found throughout the 70s, 80s, and 90s between Ridge Boulevard and Fifth Avenue. The workhorse of the Bay Ridge house market.

Attached rowhouses and limestones. Brick and limestone rows on streets like Senator Street, many with original detail: parquet floors, pocket doors, stained glass. Strong value per square foot and the entry point to house ownership in the neighborhood.

Two family homes. Everywhere in Bay Ridge, and often the smartest purchase here: live in one unit, let the rental income carry a meaningful part of the mortgage. Two families are also the most common house we are asked to value, because owners hold them for decades.
